What Goes Into a Real Exterior Paint Job

A lot of homeowners ask whether they can just paint over old exterior paint. Sometimes yes, sometimes no. It depends on whether the existing coat is peeling, chalking, or failing at the edges. If it is, painting over it buys you one season at best before the new coat starts lifting too. The crew at The Local Handyman LLC has been doing exterior cosmetic improvements across the northwest suburbs since 2016, and we'll tell you straight up what the surface needs before we start. Call (773) 444-7153 and describe what you're seeing.

What drives the cost of exterior painting is surface condition, square footage, and how many coats the job actually needs. A house with tight, intact paint will go faster than one with peeling sections that need scraping, sanding, and spot priming first. Trim, shutters, doors, and fascia add time but they're also where most of the curb appeal lives, so skipping them rarely makes sense. Two coats on prepared siding will outlast one heavy coat every time. Every job is different, contact The Local Handyman LLC for an accurate estimate.

Prep Work

Why Prep Makes or Breaks the Finish

Skip the prep and the paint fails in a year. It's that simple.

The paint itself is almost secondary. What holds a coat for seven or eight years on a Chicagoland home is a clean, sound surface underneath. That means scraping loose material, sanding rough edges, caulking gaps around trim and windows, and spot-priming bare wood before a single drop of topcoat goes on. We don't skip steps to finish faster. If a section of wood is soft or rotted, we'll say so before we paint over it, because hiding a problem under paint isn't a favor to anyone. Check out our trim work page if the fascia or window trim needs replacement before painting.

Choosing the Right Exterior Paint

Two-story home exterior renovation with updated siding and facade
Flat paint hides imperfections on older siding but it's harder to clean and doesn't hold up as well on high-touch surfaces. Satin or semi-gloss on trim and doors makes sense because those surfaces get bumped and washed more often. For the main siding body, a quality 100% acrylic latex exterior paint handles the temperature swings we get in northern Illinois far better than oil-based alternatives, which crack as the wood moves. We'll match whatever the existing color is or work from a new color choice, including helping with exterior cosmetic improvements that change the overall look of the home.

Our Process

How the Job Runs, Start to Finish

Three steps, no surprises.

  1. 01

    Surface Assessment

We look at what's there before we quote anything. Peeling, chalking, soft wood, gaps in the caulk line, all of it gets noted and addressed in the estimate so there are no add-ons mid-job.

  2. 02

    Prep and Prime

Scraping, sanding, caulking, and spot priming happen before the first full coat. On bare wood, priming isn't optional. On previously painted surfaces in good shape, we assess what's needed and don't add cost you don't need.

  3. 03

    Paint and Cleanup

Two coats on the main surfaces, clean lines on trim, and we clean up before we leave. No overspray left on windows, no paint cans abandoned in the garage.

Other Work

Jobs We Often Handle Alongside Painting

01

Trim Repair and Replacement

Rotted or damaged trim gets replaced before it gets painted. Painting over soft wood is a short-term fix that becomes a bigger repair later.

02

Exterior Door Work

Entry doors that don't seal right are a heat loss problem in winter. We can address weatherstripping and fitting alongside a paint refresh.

03

Caulking and Sealing

Gaps around windows, doors, and where siding meets trim are where water gets in. Proper caulking is part of the paint job, not an add-on.

04

Siding Touch-Ups

Loose siding panels, minor damage, and corner gaps get addressed before we paint over them. We're not in the business of covering up problems.

Frequently asked questions

Can you paint over old exterior paint without stripping it?
It depends on how the existing coat is holding up. If it's peeling, blistering, or chalking off when you rub your hand on it, painting over it will fail fast. The new coat needs something solid to bond to. If the existing paint is intact and just faded or scuffed, cleaning and light sanding is usually enough to prep it. We assess the surface before we start and tell you exactly what's needed.
What type of exterior paint holds up best in northern Illinois winters?
100% acrylic latex exterior paint. It flexes as the wood expands and contracts with temperature changes, which is exactly what you need in a climate with freeze-thaw cycles. Oil-based paints were the standard for decades but they get brittle over time and crack when the substrate moves. On trim and doors, a satin or semi-gloss finish is worth it because those surfaces get touched and washed more often than the siding body.
How many coats does an exterior paint job need?
Two coats is the standard for a lasting finish on previously painted surfaces in good condition. One coat is never enough if you're changing colors or covering bare wood. On raw or heavily weathered surfaces, a primer coat plus two finish coats is the right approach. Applying one heavy coat instead of two thinner ones doesn't save time and it doesn't last as long either.
What affects the cost of an exterior paint job the most?
Surface condition is the biggest variable. A house that needs significant scraping, sanding, and spot priming takes more time than one with a clean, sound existing coat. Square footage of paintable surface matters too, as do the number of trim elements (shutters, door casings, fascia, columns) and how many coats the job requires. Every job is different, contact The Local Handyman LLC for an accurate estimate.
Do you handle both the siding and the trim, or just one or the other?
Both. The main siding body and all the trim elements, including fascia, window casings, shutters, and doors, are typically part of the same project. It rarely makes sense to refresh the siding and leave dull or peeling trim around the windows. We handle the full exterior surface so the result is consistent, not patchwork.
When is the best time of year to paint the exterior of a house in the Chicago area?
Late spring through early fall is the practical window. Most exterior paints need temperatures above 50 degrees Fahrenheit and need to stay there for several hours after application. In the Chicago area that typically means May through September is reliable, and October can work if you catch a stretch of mild weather. We don't paint in conditions that will compromise the result.
