Second Floor Additions and Full Home Renovations

A major renovation is different from a repair call or a quick upgrade. It means moving walls, changing how a house lives, sometimes adding space that wasn't there before. A second floor addition to a ranch home is one of the bigger commitments a homeowner can make, and the crew at The Local Handyman LLC has been handling projects at that scale across the northwest Chicago suburbs since 2016. If you're trying to figure out whether a remodel or a renovation is the right word for what you're planning, here's the short answer: a remodel changes the structure or layout, a renovation updates or restores what's already there. Both land in our wheelhouse. Call (773) 444-7153 and walk us through what you're thinking.

What drives cost on a project like this is scope, condition of the existing structure, materials you choose, and how much of the house gets touched along the way. Adding a second floor to a ranch means reinforcing the existing floor system, framing new walls, roofing over the addition, running mechanicals up into the new space, and finishing it out with flooring installation, drywall, trim work, and whatever else the layout calls for. Smaller full-room remodels cost less, larger structural additions cost more. Every job is different, contact The Local Handyman LLC for an accurate estimate.

Scope of Work

What a Major Renovation Actually Covers

One crew, one point of contact, start to finish.

01

Kitchen Remodeling

Full layout changes, custom cabinetry, countertops, tile, fixtures, and flooring. Not just a cosmetic refresh.

02

Structural Additions

Second floor additions, room additions, and space conversions that require framing, roofing tie-ins, and mechanical coordination.

03

Bathroom Remodeling

Tile, fixtures, layout changes, and full gut-and-rebuild when the bones aren't worth keeping.

04

Flooring and Drywall

Every renovation ends with surfaces. We install, patch, and finish so the new work blends with the rest of the house.

05

Trim and Finish Carpentry

The details that make a renovation look finished: custom carpentry, baseboards, casings, built-ins, and stair work.

06

Exterior Work

Siding updates, exterior cosmetic improvements, and facade changes that match the new interior scope.

Our Process

How We Run a Major Project

Big projects go sideways when nobody's managing the sequence. Here's how we keep it moving.

  1. 01

    Walkthrough and Plan

We come to the house, look at what's there, and talk through what you want. We explain the sequence in plain terms and tell you what comes first and why.

  2. 02

    Phased Execution

Structural and rough work first, finishes last. We don't start painting before the drywall's right, and we don't install flooring before the messy trades are done.

  3. 03

    Cleanup and Final Walk

Every day we clean up after ourselves. At the end of the project, we walk it with you. If something's not right, we fix it before we consider the job closed.

What We See Go Wrong on Major Renovations

Exterior home renovation showing a two-story house with new vinyl siding, large windows, and an updated front facade in a residential neighborhood.
Honestly, the biggest problems we fix on major renovations aren't structural. They're sequencing errors from whoever was on the job before us. Tile gets set before the subfloor is solid. Cabinets go in before the kitchen remodeling layout is confirmed. Trim goes up before the walls are flat. Each one costs more to fix than it would have cost to do right the first time. We're also not going to oversell you. If you're asking about a second floor addition and what you actually need is a better use of the square footage you already have, we'll tell you that. A project that makes sense for your house and your budget is the one we want to do. The ones that don't make sense, we'll say so upfront. Frequently asked questions

Can a ranch house support a second floor addition?
Most ranch homes were built with floor systems and foundations that weren't designed to carry a second floor. That doesn't mean it can't be done, but it does mean the existing structure needs to be evaluated first. Floor joists may need reinforcing or replacement, the foundation may need assessment, and the roof has to be removed and rebuilt at a higher pitch. It's a significant project, not a straightforward addition.
How long does a major renovation typically take?
Scope determines timeline more than anything else. A full kitchen remodel can run three to six weeks. A second floor addition to a ranch is more likely three to five months, depending on weather, material lead times, and how much work the existing structure requires before framing starts. We give you a realistic timeline during the walkthrough, not a number designed to win the bid.
Do you handle the drywall and finish work, or just the structural phase?
We handle the whole project. That includes framing, drywall repair and installation, flooring installation, trim work, and finish carpentry. You don't need to coordinate a separate finish crew. One contact, one job, start to finish.
What should I do before calling about a major renovation?
You don't need plans or a full budget before you call. Have a general idea of what you want the space to do. A rough sense of must-haves versus nice-to-haves helps the walkthrough go faster. If you've already gotten a quote from another contractor, bring it. We'll tell you if what was proposed makes sense for your house.
Will the renovation affect the rest of the house while work is in progress?
On a major project, yes, to some degree. Dust, noise, and limited access to parts of the house are real. We set up work zones, tarp areas we're not touching, and clean up at the end of every day. Structural work is louder and more disruptive than finish work. We'll walk you through what to expect for each phase so there are no surprises mid-project.
